Following these tips will help you prevent mold before it happens.

  • When water leaks or spills occur indoors - ACT QUICKLY.  If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.
  • Clean and repair roof gutters regularly.
  • Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation.
  • Keep air-conditioning drip pans clean and the drain lines unobstructed and flowing properly.
  • Keep indoor humidity low.  If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity.  Relative humidity can be measured with a moisture or humidity meter. 
  • If you see condensation or moisture collecting on windows, walls or pipes ACT QUICKLY to dry the wet surface and reduce the moisture/water source.  Condensation can be a sign of high humidity.

Actions that will help prevent condensation

  • Reduce the humidity.
  • Increase ventilation or air movement by opening doors and/or windows, when practical.  Use fans as needed.
  • Cover cold surfaces, such as cold water pipes, with insulation.
  • Increase air temperature.

The key to mold control is moisture control. Solve moisture problems before they become mold problems!

  • Fix leaky plumbing and leaks in the building envelope as soon as possible.
  • Watch for condensation and wet spots. Fix source(s) of moisture problem(s) as soon as possible.
  • Prevent moisture due to condensation by increasing surface temperature or reducing the moisture level in air (humidity). To increase surface temperature, insulate or increase air circulation. To reduce the moisture level in air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify (if outdoor air is warm and humid).
  • Keep heating, ventilation, and air conditioning (HVAC) drip pans clean, flowing properly, and unobstructed.
  • Vent moisture-generating appliances, such as dryers, to the outside where possible.
  • Maintain low indoor humidity, below 60% relative humidity (RH), ideally 30-50%, if possible.
  • Perform regular building/HVAC inspections and maintenance as scheduled.
  • Clean and dry wet or damp spots within 48 hours.
  • Don't let foundations stay wet. Provide drainage and slope the ground away from the foundation.

When you live in a subtropical area, like Florida, the high humidity can cause mold damage, even without leaky pipes or a damaged roof. Here are some tips to follow to control humidity to prevent mold problems:

The level suggested for the interior relative humidity of your home is 60 percent or less to discourage mold growth. Do not guess to maintain this level. Invest in a good quality hygrometer to be certain your humidity levels are within the parameters that will discourage mold growth. 

To reduce the moisture content of the air within your home, make sure all exhaust fans are working properly in high moisture generating rooms like the kitchen, bathroom, and laundry areas. Be sure all family members are using them regularly when cooking, showering, and washing clothes.

Dryers should vent to the outdoors. Remember to run air conditioners regularly as they remove moisture from the air. Do not use vaporizers or humidifiers in the house. If all of these measures do not reduce the humidity to proper levels, invest a dehumidifier to reach and then maintain that 60 percent standard. Be sure all equipment used to reduce humidity is checked for proper drainage of the water removed from the air. Mold Grows In Jacksonville Bar Shut Down Due to Coronavirus

A recent article in Apple News points out that unoccupied buildings that were abandoned during the coronavirus shutdowns give mold a great opportunity to move in.

Leaking Air Conditioner Can Lead to Mold

A leaking air conditioner can lead to mold problems. If you have leaking, look at these potential problem areas:

1. Cracked or Missing Drain Pan

The drain pan is located underneath your evaporator coil and collects any condensate from your indoor unit. If it is cracked, rusted, or misplaced, water won’t be able to properly drain outside.

2. Clogged Drain Line

Algae and fungi can clog your A/C condensate drain line. Pour about 6 ounces of vinegar into your drain line every few months to kill any algae and fungi build-up. You can also try clearing out your drain line with a wet/dry vacuum, call your HVAC professional.

 3. Clogged Air Filter

Your indoor air handler needs proper airflow in order to function. If your air filter is clogged, air will be restricted, leading to a variety of problems, including frozen evaporator coils that drip excess water. Change the air filter every 30-60 days to avoid this problem.

This mold growth was due to the toilet leak from six months prior. The water and mold could not be seen by the homeowners though.

Condensation can be a sign of high humidity, which can lead to mold problems. The key to mold control is moisture control, and you can solve moisture problems before they become mold problems! How are some tips to reduce humidity:

  • Increase ventilation or air movement by opening doors and/or windows, when practical.  Use fans as needed.
  • Cover cold surfaces, such as cold water pipes, with insulation.
  • Increase air temperature.
  • Fix leaky plumbing and leaks in the building envelope as soon as possible.
  • Watch for condensation and wet spots. Fix source(s) of moisture problem(s) as soon as possible.
  • Prevent moisture due to condensation by increasing surface temperature or reducing the moisture level in air (humidity). To increase surface temperature, insulate or increase air circulation. To reduce the moisture level in air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify (if outdoor air is warm and humid).
  • Keep heating, ventilation, and air conditioning (HVAC) drip pans clean, flowing properly, and unobstructed.
  • Vent moisture-generating appliances, such as dryers, to the outside where possible.
  • Maintain low indoor humidity, below 60% relative humidity (RH), ideally 30-50%, if possible.
  • Perform regular building/HVAC inspections and maintenance as scheduled.
  • Clean and dry wet or damp spots within 48 hours.
  • Don't let foundations stay wet. Provide drainage and slope the ground away from the foundation.

Hurricane Irma Leaves Hidden Mold in Amelia Island Condo

Mold problems are often invisible problems because mold commonly strikes where it cannot be seen. For example, this Amelia Island condominium had suffered water damage as a result of Hurricane Irma, but the unit was not appropriately dried due to a power outage and the leak that caused the damage was never repaired. Leaks in the windowsill and roof resulted in mold in the walls that was visible only once baseboards were removed. The remaining moisture, along with the warm temperatures and high humidity we experienced in our area during the fall, allowed mold spores to multiply and eventually grow through the entire structure and drywall.

The result was a festering problem, the extent of which was not visible to the naked eye.

The mold infested the framing and support structures. In several locations, the growth had spread down the walls.

SERVPRO of Fernandina Beach/Yulee began clean-up by sealing off the affected areas with containment area of plastic sheeting to avoid further contamination. Once enclosed, our technicians started the demolition and removal of all infested drywall, insulation, window trim and baseboards.

      When you live in a subtropical area, like the south Atlantic region of the United States, the high humidity both outside and inside can have consequences far beyond personal discomfort. Given the right combination of free floating microbial particles and ambient moisture, the interior of your home can exhibit significant mold damage, even without leaky pipes or a damaged roof. If all of these measures do not reduce the humidity to proper levels, invest in one or more dehumidifiers to get to and then maintain that 60 percent standard.      Yes, mold can be good — it's essential in making brie and penicillin, for example, and necessary for the decomposition of organic matter in nature — but it can also be very, very bad, especially when it grows undetected in your home.

     Mold spores spread easily and cannot be completely eradicated.Mold can grow anywhere: on carpet, clothing, food, paper, and even in places you can't see, such as the backside of drywall, areas inside walls around leaking or condensing pipes, and above ceiling tiles.

     Not only is a mold problem difficult to fix, but mold can also produce allergens and irritants (and, rarely, toxins) that may compromise your health.

     So what can you do if you're concerned about mold growing in your home? The best approach is preventing mold before it becomes a problem. The key to mold prevention is simple: moisture control.

     Here are nine ways to curb moisture indoors, and the mold that thrives on it.

  1. Identify problem areas in your home and correct them. You can't mold-proof your home, but you can make it mold-resistant. Do an audit of your home: where are the problem areas? Does the basement flood? Do you notice frequent condensation on an upstairs window? Is there a water stain on the ceiling from a persistent leak? Preventing mold from growing or spreading might be as simple as installing mold-resistant products, or repairing damaged gutters. Or it may be a matter of major excavation and waterproofing. Whatever the case, address the problem now. It might cost some money up front, but it will surely be more costly down the road if mold continues to grow unchecked.
  2. Dry wet areas immediately. Mold can't grow without moisture, so tackle wet areas right away. Seepage into the basement after a heavy rainfall, accumulation from a leaky pipe, even a spill on the carpet should be dried within 24 to 48 hours. Even everyday occurrences need attention: don't leave wet items lying around the house, and make sure to dry the floor and walls after a shower.   3. Prevent moisture with proper ventilation. It may be that your routine domestic activities are encouraging the growth of mold in your home. Make sure an activity as simple as cooking dinner, taking a shower, or doing a load of laundry doesn't invite mold by providing proper ventilation in your bathroom, kitchen, laundry room, and any other high-moisture area. Vent appliances that produce moisture — clothes dryers, stoves — to the outside (not the attic). Use AC units and dehumidifiers (especially in humid climates), but make sure they don’t produce moisture themselves by checking them periodically and cleaning them as directed by the manufacturer. Your energy-efficient home may be holding moisture inside, so open a window when cooking or washing dishes or showering, or run an exhaust fan.
  4. Equip your home with mold-resistant products. Building a new home or renovating an old one? Use mold-resistant products like mold-resistant drywall or mold-resistant Sheetrock, and mold inhibitors for paints. Traditional drywall is composed of a gypsum plaster core pressed between plies of paper. Mold-resistant drywall is paperless — the gypsum core is covered in fiberglass, making the surface highly water-resistant. Moisture-resistant drywall is especially valuable in areas prone to wetness, such as bathrooms, laundry rooms, basements, and kitchens. Not only is traditional drywall more susceptible to mold than the paperless kind, but it is also difficult to rid of mold, and removal and replacement can be expensive. Mold-resistant gypsum board is also available; the core of the drywall is developed in such a way to prevent moisture absorption, and thus prevent mold growth.
  5. Monitor humidity indoors. The EPA recommends keeping indoor humidity between 30 and 60 percent. You can measure humidity with a moisture meter purchased from your local hardware store. You'll also be able to detect high humidity by simply paying attention to potential problem areas in your home. Telltale signs of excessive humidity include condensation on windows, pipes, and walls. If you notice condensation, dry the surface immediately and address the source of moisture (for example, turn off a humidifier if water appears on the inside of nearby windows).
  6. Direct water away from your home. If the ground around your home isn't sufficiently sloped away from the foundation, water may collect there and seep into your crawlspace or basement.
  7. Clean or repair roof gutters. A mold problem might be a simple matter of a roof that is leaking because of full or damaged gutters. Have your roof gutters cleaned regularly and inspected for damage. Repair them as necessary, and keep an eye out for water stains after storms that may indicate a leak.
  8. Improve air flow in your home. According to the EPA, as temperatures drop, the air is able to hold less moisture. Without good air flow in your home, that excess moisture may appear on your walls, windows and floors. To increase circulation, open doors between rooms, move furniture away from walls, and open doors to closets that may be colder than the rooms they’re in. Let fresh air in to reduce moisture and keep mold at bay.
  9. Keep mold off household plants. They're beautiful and help keep your indoor air clean — and mold loves them. The moist soil in indoor plants is a perfect breeding ground for mold, which may then spread to other areas of your house.

     Finally, educate yourself on your region's climate — be it the cold and wet Northeast, the hot and wet South, the hot and dry Southwest, or the cold and dry West — and how it responds to moisture.   • Prevent water from entering basements and crawlspaces by repairing holes and cracks in walls and foundation. Use landscaping to direct water away from your foundation.

Following these tips will help you prevent mold before it happens.

  • When water leaks or spills occur indoors - ACT QUICKLY.  If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.
  • Clean and repair roof gutters regularly.
  • Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation.
  • Keep air-conditioning drip pans clean and the drain lines unobstructed and flowing properly.
  •  Keep indoor humidity low.  If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity.  Relative humidity can be measured with a moisture or humidity meter. 
  • If you see condensation or moisture collecting on windows, walls or pipes ACT QUICKLY to dry the wet surface and reduce the moisture/water source.  Condensation can be a sign of high humidity.
  • Actions that will help prevent condensation

  • Reduce the humidity.
  • Increase ventilation or air movement by opening doors and/or windows, when practical.  Use fans as needed.
  • Cover cold surfaces, such as cold water pipes, with insulation.
  • Increase air temperature.
  • The key to mold control is moisture control. Solve moisture problems before they become mold problems!

  • Fix leaky plumbing and leaks in the building envelope as soon as possible.
  • Watch for condensation and wet spots. Fix source(s) of moisture problem(s) as soon as possible.
  • Prevent moisture due to condensation by increasing surface temperature or reducing the moisture level in air (humidity). To increase surface temperature, insulate or increase air circulation. To reduce the moisture level in air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify (if outdoor air is warm and humid).
  • Keep heating, ventilation, and air conditioning (HVAC) drip pans clean, flowing properly, and unobstructed.
  • Vent moisture-generating appliances, such as dryers, to the outside where possible.
  • Maintain low indoor humidity, below 60% relative humidity (RH), ideally 30-50%, if possible.
  • Perform regular building/HVAC inspections and maintenance as scheduled.
  • Clean and dry wet or damp spots within 48 hours.
  • Don't let foundations stay wet. Provide drainage and slope the ground away from the foundation.
